The gym site selector
Screen two to five candidate sites through five gates, in the order that costs you least. A site that fails a phone-call question is out before anyone models a catchment for it.
Everything you enter stays in this browser. Nothing is sent anywhere unless you ask for a review at the end — and then only the anonymised summary the page shows you first.
The method: six gates, in cost order
The cheapest question that can kill the site is always the next one you ask. A site that stops at gate 1 has cost you a morning; a site that stops at gate 6 has cost you a year. This tool runs gates 1–5; gate 6 — deal economics — is the cost-to-open calculator, seeded from your winning site.
| Gate | What it costs you to run |
|---|---|
| 1. Physical supply | A phone call each |
| 2. Planning and permitted use | A phone call and a search |
| 3. Structure and access | A walkthrough |
| 4. Catchment | A day at a desk |
| 5. Competition | A day in the field |
| 6. Deal economics | A week and some advisors — the cost-to-open calculator |
Every question resolves to one of three screening states: SCREEN CLEAR (the cheap check found no blocker — never an approval), UNVERIFIED (you have not checked it yet — the default state of every question for every site), or STOP AND ESCALATE (an indicative blocker, with the exact professional to put it in front of). A site is scored only when gates 1–3 all read SCREEN CLEAR — an unchecked site does not get a low score, it gets no score.

What we could not verify
Where a number does not reliably exist, we say so rather than inventing one. Rates as at 2026-08-03.
- Australian gym membership penetration. No credible published figure exists (audit 2026-07-31). Circulating membership claims span 3.4M–8.5M members, a 2.5× spread, and trace to unattributed vendor blogs and auto-generated statistics sites; the most cited industry estimate is a paid report whose methodology is not public. This tool therefore derives the served market locally from your own competitor count and uses AusPlay's participation figure as a ceiling only.
- Network (DNSP) upgrade costs and timelines. We hold no real quotes and no published connection-charge schedule we can stand behind, so this tool publishes none. The substitute is the method: a written DNSP assessment for your specific site, obtained before you sign.
- Per-equipment electrical draw figures. Circulating draw figures are estimates of unknown quality, so this tool does not print a load table. The substitute is the method: supplier nameplate data, in writing, summed by you and verified by a licensed electrician.
